Sell Your Home for Top Dollar in the Southern NH Market

Real estate expert and Windham Mom Moira Vittengl shares the “How-to Calendar” to launch your sale

Today’s housing market is moving, changing monthly in some areas. Local realtor Moira V. (mvittengl@compass.com) knows how to make the best home sale possible if you have decided to sell  in Southern NH.  She uses her experience and a certain instinct to help her clients move their properties, on the coast or in the city and suburbs.

Here she shares her three month timeline towards success in selling your home  for as much money as possible. 

“One key,” says Moira, “ is to get into the seller's market by March.”

JANUARY / MONTH 1

Hire a realtor. That person will advise you in best preparing your home for the market. Expect your realtor to do an initial walk-through, and take notes on their suggestions. Share any timeline information that can affect the sale i.e. vacation plans, children’s school calendar.  This will give you plenty of time to put your home up on the market. You will receive a market analysis from your real estate agent to show you  how your home compares to other homes on the market. 

FEBRUARY / MONTH 2

Take this month to make your home value as high as possible. Check other homes like yours on the market. What looks attractive? What features are highlighted? Use what you learned from those homes, and try to make your home standout. Do necessary repairs,  small projects necessary to make your home most attractive in your local  market. 

Prepare to Show it Off to Buyers

Once your home is prepared, it is important to stage the home, another step in making your property attractive to potential buyers. Focus on the home's best assets and showcase them. Preparing to show your home to buyers is crucial, and requires careful planning to make necessary repairs. Here’s a short list of ideas:

  • Consider that squeaky door or wobbly railing. 
  • Declutter and clean everything to present a well organized, inviting home.
  • Depersonalize every space to make it easier for buyers to envision themselves living there.
  • Paint rooms in neutral colors. 
  • Remove crowded furniture to allow space for your buyer’s pool table or grand piano. 
  • Don’t ignore spaces like mud rooms and entry foyers. 
  • People will look in your closets too. Crammed closets can indicate to the potential buyer that there is just not enough space for storage. 
  • Consider your exterior as well. Tall bushes can block window light, and large tree limbs overhanging the roof can scare buyers away as they consider the cost of hiring an arborist. 

MARCH  / MONTH 3

March is the best month to put your home on the market! Showcase all the work you put into your home,  and get it listed before other. People will be eager to see your home and put in their offers. Keep in close contact with your realtor as you work through each step. You can even ask as few acquaintances to walk through with you to tell you what they like. (Don’t ask your family or besties for this. They might simply tell you it’s all wonderful.) Pay attention to what people are saying about the house and what seems to affect their bids.

Set the Best List Price

The price that you list your home at is crucial to how fast it will sell. Pay attention to the local trends, and evaluate your own home.  Also reach out to an expert for a comprehensive market analysis.  The correct price is crucial for getting top dollar.
